Planning success achieved through team work despite the lockdown!

The recent challenges brought about by Covid-19 will no doubt have deterred many considering applying for planning permission. However, here at GSC Grays, our Planning and Development team, who are dedicated to making the process of achieving planning permission as simple and stress free as possible, have achieved some excellent results for clients during lockdown!

Alice Bonas, a Graduate Surveyor in the Planning and Development team advised that “Before applying for planning permission, it’s key to work out what type of building a client wants or needs, as there are several options and planning routes available depending on what is required. Often for agricultural diversification projects, our Planning and Farm Business experts work closely together. A recent planning permission for an arable and livestock farmer in Northumberland, is an excellent example of how different teams within GSC Grays have worked together to achieve success for our client.”

This particular project was part of a client’s large, multi-scale diversification plan. Thisinvolved detailed preparation to inform conversations with the local planning authority, comprehensive plans, supporting documents, reports, and an agricultural justification statement. The report in support of the application, included details of the farming strategy, the scale and description of the farming enterprises on the holding, the current labour requirements, actual supply of labour and the future options for the enterprises across the holding.

Alice added “The planning permission which was granted for a four bedroom farm house and a three bedroom lodge, did come with a number of conditions, however, the dwellings will be key to the long term sustainability for this particular client’s business. Despite the challenges we continue to face as a result of Covid-19, success can still be achieved and anyone considering a planning application, shouldn’t let the pandemic deter or delay them. Support from experienced professionals early on in the process can identify potential complications, reducing the risk of applications being rejected and hopefully avoiding unnecessary additional costs.”
