House sellers urged to take advantage of “pent up demand” for properties

GSC Grays is urging homeowners in the North of England to market their properties now rather than delaying until the New Year to take advantage of “pent up demand”.

While there are indications that nationally there is increase in properties coming onto the market, in the North uncertainty about the budget and the resulting economic climate appears to be making sellers more cautious.

However, John Coleman, Head of Agency at GSC Grays believes that limited competition means there are opportunities to be taken. He explained “While there are fewer buyers, they are serious, well organised, and highly motivated. We’ve seen indecisive vendors miss out on sales by delaying the acceptance of offers, only to find that buyers have already moved on to another property.

“Our message is clear – don’t wait. This is a good time to sell and achieve the best price. We believe there’s pent up demand, with many people holding off on selling their homes until the New Year. By putting your home on the market now, you’re more likely to secure a better price, as buyers are actively looking for properties.

“Where we’ve seen sales fall through, those properties are quickly being snapped up again. When prices are reduced, we’re noticing a surge in interest, and a number of deals being agreed again quickly. With fewer properties available, sellers have the advantage, and those who list now are in a strong position to receive competitive offers and avoid the potential risks of a more crowded market next year.”
