Act now: Complete your planning applications before 1st April price rises

On 13th January 2025, the government released a new Draft Fees Order, introducing planning fee increases for various application types including Prior Approval, Discharge of Conditions and Biodiversity Net Gain (BNG) Plans.

What’s changing and how much will it cost?

If approved, key changes to fees include:

  • Prior Approval applications (no building operations): increasing from £120 to £240.
  • Prior Approval applications (including building operations): rising from £258 to £516.
  • Discharge of Conditions applications:
  • Householder applications: rising to £86.
  • Other developments: rising to £298.
  • Biodiversity Net Gain planning submissions: Increasing from £145 to £298.

The Draft Fees Order also takes the opportunity to “correct” the fee levels for two miscellaneous fee categories:

  • Outline applications for buildings with over 3,750 square metres of gross floor area: Increasing to £31,385.
  • Applications for agricultural buildings with 1,000–4,215 square metres of gross floor space: Rising to £5,077.
